HLP focuses exclusively on detached singlefamily lots in the entry-level price tier(~$300K– $500K homes). This is the deepest demand segment of the market, ensuring rapid absorption of finished lots. (No condos or townhomes are pursued, to stay in the fastest-moving category.)

High-Growth Regions

Targeting Tier-1 & Tier-2 metro areas across the U.S. (with a spotlight on Texas and other Sunbelt markets) that boast strong population and job growth. These markets have high housing demand and often acute shortages of entitled land, creating favorable conditions for quick land exits.

Robust Land Demand

By delivering build-ready lots in these growth areas, HLP taps into surging demand from builders and rental housing operators who are expanding in markets like Texas, Florida, the Carolinas, and other high-growth regions. Entry-level subdivisions in such areas tend to see brisk take-up by national builders and investors.

Institutional-Grade Setup

HLP is structured for scale and transparency, with a view toward an IPO.

Class B – Sponsor Equity

30% of capital (about $15M) comes from the sponsor/co-GP team as Class B.

Class A – Investor Equity

70% of capital (about $35M) is Class A, contributed by LP investors.

Class C – Advisory (no equity)

HLP can also designate a small number of Class C advisory seats for strategic institutional advisors.
